Development at Church Lane, Oving
On behalf of the Oving Estate, we obtained planning permission in 2010 for the erection of two semi-detached dwellings, one detached dwelling and garaging, provision of new access and associated parking on land adjacent to Church Lane, Oving.
Planning conditions were discharged and in order to comply with the start date condition, a new access was installed. We prepared detailed tenders and in 2014 M Hannon Ltd were appointed as contractors for the build.
A detailed investment appraisal was prepared for the clients and the bank. Funding was negotiated by ourselves and secured from the bank. The funding was dependent on appropriate contracts being agreed and in place, a process that was managed by ourselves as part of our project management role.
Work started on site in July 2015. The Oving Estate’s initial plan was to retain the two semi-detached cottages and add them to their stock of rental properties, as such the Estate would have provided off-road parking for the use of the tenants. The Estate then decided to sell all three properties so we redesigned the layout to allow for additional garaging and a new access for one of the cottages. A further planning application was submitted and permission secured to provide garaging for the two cottages in November 2015.
We have project managed the entire construction process and all of the properties are due to be completed on schedule. Care has been taken to ensure that the properties blend in sympathetically with the other residential properties in Church Lane. The proximity of listed properties walled garden immediately adjacent to the site has been taken into account when specifying finished materials. The bricks and roof tiles have been chosen carefully to ensure they complement the existing buildings and structures. Whilst the properties have a period feel in terms of appearance they are modern in construction, amongst other things they have the benefit of underfloor heating provided by air source heat pumps that will make them very cost effective to run.
The three properties have been named as Charles House (detached), Kings Cottage and Cromwell Cottage to reflect the local history of the Estate and surrounding village. The properties are located in one of the most desirable roads in Oving and they benefit by being surrounded by private period Estate properties and the kitchen garden.
All properties were completed, sold and occupied by the end of October 2016.
